Construction Project Manager

Responsibilities:Coordinate project team comprised of internal departments and external operating partners to manage the scope, design and other criteria regarding the project and ensure all project requirements are understood. Direct contractors, subcontractors, engineers and architects at all phases of construction. Review, coordinate, approve or recommend approval of all changes that occur during the planning, development and construction phases.2. Develop cost estimate data for project proforma. Evaluate, forecast and manage project costs. Provide value engineering and constructability analysis to improve cost.3. Integrate with the Development Project Manager during the development process to ensure cost effective designs. Assist with budget and schedule preparation.4. Oversee the building construction process and maintain all project related documentation. Closeout project for transfer to operations with all required certificates, inspections and documents. Oversee the LEED certification process.5. Establish bidding procedures as applied to each individual project. Draft and administer all project contracts including consultants, contractors, etc. Recommend selections for project award. Provide oversight and evaluate contractors ensuring adherence to project and quality standards addressing issues as necessary.Secondary 1. Perform estimating and budgeting.2. Review, approve or recommend approval of all change requests, change orders, invoices and payment applications.3. Coordinate all warranty maintenance and repair work between contractor and operations.
Requirements: Bachelor degree in construction management, engineering, architecture, business or other related discipline or equivalent experience.2. LEED Accreditation preferred. Project Management Certification preferred.3. Five years of experience in project management and/or construction management relating to commercial construction.4. PC proficiency to include (to include but not limited to) Microsoft Office applications (Word, Excel, Outlook, etc.) and ability to learn company specific software.5. Familiarity with Microsoft Project or other Project Planning/Tracking software preferred.6. Ability to adapt to new or changing software programs.
